SWD Advisors, LLC (“SWD”), the investment advisory affiliate of Silverwing Development, is the managing sponsor of an opportunistic real estate fund (“SWDCP1”) to invest and provide operational guidance toward distressed assets in the housing and mixed-use sector. This investment process will be either through direct purchases of fee title land, work-in-progress residential and mixed-use communities, or through the acquisition of first deeds of trust at value based discounts. Our primary target areas are the western states including, but not limited to California, Nevada, Hawaii and Arizona.

For over 30 years, the principals of SWD have successfully navigated through, and thrived from, previous down cycles of both residential and commercial real estate industries. Drawing on our past experience, we foresaw the downside of the recent excessive run-up in lot inventory and housing prices and disposed of most of our our lot inventory prior to the market collapse.

We have the discipline and knowledge to underwrite and invest in all major components of the real estate industry. Through Silverwing Development–a vertically integrated development firm–we do not rely on outside consultants for operational competency. Instead, SWD draws upon its in-house team of experienced professionals in virtually all aspects of real estate investment including sourcing, due diligence, financing, value enhancement, entitlement processing, asset management, sales and marketing, and bulk disposition.
