SWD Advisors, LLC (“SWD”) is the
investment advisory
affiliate of Silverwing Development. SWD was
organized in reaction to the loss of
investor confidence in real estate to
capitalize on the long term investment
opportunity in real estate resulting from
the downward market. Silverwing Development
is a Nevada holding corporation operating
through Silverwing Development Corporation,
a California operating company (Silverwing)
based in Concord, a suburban city in San
Francisco Bay Area, California. Since its
inception in 1986, the company has been
active in residential, commercial and land
development projects in California, Nevada
and Texas. Its principals have developed
properties in 11 states throughout the
nation.
SWD’s principals have accumulated many years
of real estate experience in both
institutional and entrepreneurial real
estate environments. They have been involved
in the underwriting, development, management
and sale of Class A office buildings,
shopping centers, multi-family projects as
well as attached and detached single-family
homes.
SWD’s principals have consistently pursued a
business plan that prioritizes the
profitability of each project and have
avoided the business model of simply pursuing
higher market share which has allowed a
concentrated focus on quality and profit
maximization of each individual development
project. Since its inception, not SWD nor any
of its affiliates have defaulted on any recourse
loans.

has honed its construction and
administrative systems to provide maximum
efficiency, thus enhancing the timeliness
and effectiveness of the decision making
process.

feasibility, acquisition, finance,
construction, customer relations, sales and
marketing are controlled and managed by
highly qualified members of the management
team, thus ensuring maximum return on

A 178-unit residential project in northern
California that was rezoned through a
General Plan Amendment to a high density
residential. Silverwing additionally
completed the tentative map, all housing
design/construction plans and land
improvement engineering plans which resulted
in a final map. Silverwing bid and
negotiated a land development contract and
sold the project to a public
builder at a profit margin multiple times
the pro-forma.

A 148-unit project in northern California
was rezoned through a General Plan Amendment
into a courtyard detached home development.
The site was very contentious as there were
several homeowner associations that
originally were against the development but in the end
each supported the project at the final
hearing. Silverwing completed all housing
design/construction plans, as well as the
engineered site development plans which
resulted in a final map. Wetlands
delineation and mitigation plan was
completed along with permits from Fish and
Game and Army Corp. Silverwing bid out and
negotiated a site development contract and
sold the asset to a public
builder at a profit margin numerous times
the original pro-forma.

A 157-unit residential project in northern
California zoned as agricultural land was
rezoned and annexed through the regional
planning body (LAFCO) into the city with two
distinctively different detached housing
products–one of which included in-law units
that could be separately rented to fulfill
low income rental requirements. Silverwing
resolved the site’s wetlands issues and
obtained an approved mitigation plan from
the state Fish and Game and Army Corp of
Engineers and created an earthquake fault
mitigation plan and established policy
options to compensate the loss of agricultural
land (in the first ever such agreement). Silverwing completed all design/construction
drawings and site engineering as well as the
final map. This project was sold to a builder
at a profit margin in multiple of the
original pro-forma.

A 580-acre master planned mixed-use
community in northern Nevada originally that
was successfully annexed into the City with
approval for 2,000 for-sale and for-rent
residential units, a school, 7 miles of
walking trails, 7 pocket parks, a 120-acre
community park and the first-ever grey water
system for irrigation. Silverwing undertook
all entitlements, completed wetlands and
archeological delineation and the respective
permitting, oversaw all of the civil
engineering, bid out and managed the
completion of the backbone infrastructure
and built out approximately 80% of the lots
which were subsequently sold to local and
national builders. Silverwing also
vertically developed a 126-unit housing
community and a 282-unit apartment complex.
The apartment complex was later successfully rezoned into
condominiums. This project was successful with
two
remaining parcels to be sold.

A 338-acre master planned commercial
development in Texas that we acquired as
un-entitled land. Silverwing oversaw all of
the projects entitlements, the civil
engineering of the backbone infrastructure,
the construction of such infrastructure and
the sale of various pad sites. The project
was successful with one pad remaining
to be sold.
