work-in-progress residential and mixed-use
communities, or secured bank notes at
prevailing market value.
Our primary target areas are the western
states including, but not limited to,
California, Nevada, Hawaii and Arizona.
Value- Added Investing:
SWD will acquire assets utilizing a
disciplined underwriting approach, detailed
due diligence process, and in-depth market
analysis when making each investment
decision. We choose to acquire only those
assets that can demonstrate enhanced
investment returns through aggressive
repositioning. This is accomplished through
the adjustment and completion of entitlement
processing, completion of vertical and/or
horizontal construction efforts, and when
appropriate, the extension of backbone
infrastructure, to realize the highest and
best use value of the asset and to position
it for timely future sale.
Hands-On Operations:
SWD is a hands-on operator and has a fully
operational in-house management team. SWD's
staff has experience in working at all
levels required to maximize the investment
returns relating to the varied needs of the
assets being acquired. SWD’s in-house
capability and discipline includes market
analysis, due diligence, land planning,
entitlement processing, asset management,
vertical and horizontal construction, sales
and marketing, and disposition.

SWD is poised to act as a credible,
expedited source of capital to satisfy the
needs of public or private builders by
removing excess land inventories from the
balance sheets of public builders and
non-performing assets of private builders.
In addition, the acquisition prices on each
asset are based upon the added value created
by applying SWD’s expertise to enhance all
of the potential attributes of the real
estate.
